A water bill that jumps for no reason, a warm spot on the floor, or the sound of running water when everything is off? Those usually mean a hidden leak. Las Vegas Water Experts finds and fixes leaks in Henderson homes. We locate the leak first, so we don’t cut into drywall or concrete on a guess. We’re a family owned and operated plumbing company based in Henderson, led by owner Jason Miller, who has 24+ years of plumbing experience. We’re licensed, bonded and insured, and we answer 24/7 at 702-577-5505.
Signs of a Hidden Leak
- A water bill that jumps without a change in how you use water
- The sound of running water with every fixture off
- A warm spot on a tile or concrete floor
- A water heater that seems to run nonstop
- Damp drywall, bubbling paint, warped baseboards or a musty smell
- Low water pressure that comes on gradually
- Soggy ground or unusually green patches in the yard
A Quick Meter Check You Can Do First
Turn off every faucet, appliance and irrigation zone. Find your water meter, usually in a concrete box near the curb, and look at the small leak indicator, a triangle or dial. If it’s moving, water is going somewhere. Next, shut off the house main. If the indicator stops, the leak is inside the house. If it keeps moving with the main off, the leak may be in the service line between the meter and the house, or in the irrigation.
Henderson runs its own water utility, the City of Henderson Department of Utility Services. Under the city’s rules, everything on your side of the meter is the homeowner’s responsibility, including the service line, shut-off valves and pressure reducing valve. A leak on the street side of the meter is the city’s to fix.
How We Find the Leak
Ask and look. We start with what you’ve noticed and check the obvious spots: the water heater, softener, toilets, angle stops and exposed pipe in the garage.
Isolate. We shut off and test sections of the system, such as hot side versus cold side and house versus irrigation, to narrow down which line is leaking.
Pinpoint. Depending on the leak, we use a listening device and a thermal imaging camera to locate the spot before any drywall or concrete is opened.
Explain the options. Once we know where it is, we walk you through the fix, whether that’s repairing one fitting, rerouting a line or repiping, and what each one involves.
Slab Leaks in Henderson Homes
Henderson homes sit on concrete slabs with water lines in or under them. Hard water, about 22 grains per gallon here, wears on pipe and fittings over the years, and a leak under the slab can run a long time before you see it. A warm floor usually means a hot-water line. When we find a slab leak, the options are a spot repair through the floor, a reroute through the walls or attic, or a repipe. See slab leak repair and the signs of a slab leak.
Older Pipe Worth a Look
Homes from Green Valley’s early decades may have gray polybutylene supply pipe, often stamped PB2110, which tends to fail at the fittings. Homes built from the mid-1990s through the mid-2000s, including parts of Green Valley Ranch, Seven Hills and Sun City MacDonald Ranch, are the ones to check for Kitec, an orange and blue pipe with brass fittings that can corrode. If leaks keep showing up in different spots, a whole-home PEX repipe may make more sense than chasing them one at a time. Our repipes are done in PEX only.
Don’t Forget the Toilets and Irrigation
A running toilet can waste a lot of water quietly. Put a few drops of food coloring in the tank. If color appears in the bowl without flushing, the flapper is leaking. Irrigation leaks are also common, so if the meter keeps moving with the house main off, the sprinkler or drip system is a prime suspect.

Frequently Asked Questions
Will you have to tear up my floor to find the leak? Not to find it. We locate it first with listening and thermal imaging equipment, then open only what the repair needs. Sometimes a reroute avoids opening the slab at all.
Could the leak be in my irrigation? Yes, and it’s common. The meter check above helps tell a house leak from a yard leak.
Does homeowners insurance cover a hidden leak? It varies by policy, so check with your insurer.
Water is coming through the ceiling. What do I do? Shut off the main valve, which is usually in the garage where the line enters the house. Then call 702-577-5505. We answer 24/7.
