Plumber in Spring Valley, Rhodes Ranch, The Lakes & Peccole Ranch

The west-central valley is where Las Vegas first went suburban in a big way. Pardee Homes started building a community it called Spring Valley in 1970, on land that had been the Stardust’s racetrack, and residents formed the unincorporated town of Spring Valley in 1981. The gated Spanish Trail country club community dates from 1984, Canyon Gate’s country club opened in 1989, and The Lakes grew up around Lake Sahara from the mid-1980s into the 1990s. Peccole Ranch’s plan was approved by the City of Las Vegas in 1989, and Rhodes Ranch opened its golf course in 1997. That makes this one of the best places in the valley to find original 1970s, ’80s and ’90s plumbing.

Las Vegas Water Experts is a family owned and operated plumbing company based in Henderson. Our small family team does the work ourselves, led by owner Jason Miller. Jason has more than 24 years of plumbing experience, and we’re licensed (NV LIC# 0095727), bonded, insured and available 24/7.

City or County? It Depends on Your Street

This part of the valley is a patchwork. Spring Valley, Rhodes Ranch and Spanish Trail are in unincorporated Clark County, while The Lakes and Peccole Ranch are inside the City of Las Vegas. Water comes from the Las Vegas Valley Water District either way, and it’s hard: 17 to 25 grains per gallon, about 22 typical. Permits come from Clark County’s Department of Building & Fire Prevention or the City of Las Vegas Building & Safety department, depending on your address. As a licensed contractor, we pull the permits our work requires.

Emergency Plumbing

Older plumbing tends to fail all at once. When it does, shut off the main valve, usually in the garage or where the line enters the house, and call 702-577-5505 any time. On older valves, turn slowly, because a stiff gate valve can break if you force it. Our 24/7 emergency service page covers what to do while you wait.

What’s Behind the Walls in a 1980s Home

Homes built from the late 1970s to the mid-1990s may have gray polybutylene supply pipe, which was widely used in U.S. homes during those years and is often stamped PB2110. It tends to fail at the fittings without much warning. Older copper lines can also develop pinhole leaks after decades of hard water. Homes built from the mid-1990s on fall into the years when Kitec, a plastic-and-aluminum pipe with brass fittings, was sold. If you see orange and blue pipe marked Kitec or PlumbBetter, or fittings stamped “KTC,” have it checked. Not sure what you have? We’ll look at the exposed pipe at your water heater and under your sinks and tell you.

Leak Detection, Slab Leaks and PEX Repipes

These homes are built on slabs, and after 30 to 50 years of hard water, under-slab leaks become more likely. Warning signs include a warm spot on the floor, a jump in the water bill, running water you can hear with everything off, or a water heater that seems to run constantly. We pinpoint the leak first, then explain the choices: a spot repair, a reroute or a whole-house repipe. Read about slab leak signs in Las Vegas.

For homes with polybutylene, Kitec or repeat leaks, a repipe is often the lasting fix. We repipe in PEX only. We don’t do copper repipes. When we repipe a Kitec home, we replace the fittings and all of the pipe at once.

Water Heaters: Tank and Tankless

Water heaters in older homes are often tucked into closets or garages that were laid out around much smaller tanks, and replacements need to meet current venting and safety rules. We repair and replace tank and tankless water heaters and handle flushing and descaling. See water heater flushing in Las Vegas.

Softeners, Faucets and Angle Stops

We install and service water softeners and reverse osmosis systems. Our Las Vegas hard water guide explains how to choose one. Decades of scale also take a toll on fixtures. We replace worn faucets and toilets, and the angle stops under sinks and toilets that may never have been turned since the house was built. See angle stop replacement in Las Vegas.

Drain Cleaning and Hydro Jetting

Mature trees around older homes and golf courses can send roots into sewer lines, and decades of grease and scale narrow kitchen drains. Snaking clears a single clog. Hydro jetting scours the pipe wall and is usually better for recurring problems. Compare them in hydro jetting vs. snaking.

Gas Lines

We install and repair gas lines for ranges, dryers, water heaters, fireplaces, barbecues and fire pits, and every line is pressure-tested before it goes back in service. Older flexible gas connectors behind appliances are worth replacing when you upgrade. If you smell gas, leave the house and call Southwest Gas or 911 from outside.

We work on existing homes, not new construction.

Frequently Asked Questions

How do I know if my home has polybutylene pipe?
Look at the supply lines at your water heater, under sinks and at the main shutoff. Polybutylene is usually gray, flexible plastic, often stamped PB2110. If you find it, have a plumber look at the fittings.

Is The Lakes in the City of Las Vegas or the county?
The Lakes and Peccole Ranch are in the City of Las Vegas. Spring Valley, Rhodes Ranch and Spanish Trail are in unincorporated Clark County. It mainly matters for permits, which we handle.

My house is from the 1980s. Should I repipe?
Not always. If your pipe is in good shape, targeted repairs may be enough. If you have polybutylene or repeat leaks, a PEX repipe is usually the better long-term choice. We’ll tell you honestly which we’d recommend.

Do you work in Spanish Trail, Canyon Gate and Rhodes Ranch?
Yes. Let us know your community when you call so the gate can expect us.
